A Few Good Reasons to Join Your Property Owners Association (and more important to become informed and share your ideas)
Zoning — Because of efforts by your Association, Seawood Estates is zoned R1. This offers residential protection and greatly increases your property value.
Sewage& Water— Again, because of efforts by your Association, Seawood Estates is part of the Cavendish Sewer Utility. Throughout history and especially since 2008, SEAL has lobbied IRAC to justify planned increases in our sewage and water fees. While our efforts to lower fees have not always been successful, we are pleased with the capital employed by various levels of government to improve our sewage and water systems and are happy with the reliable and quality of services we now have. Less than a decade ago many homes in here had septic tanks and the “honey wagon” made daily visits to the pond on Seawood Drive. The quality and reliability of these utilities importantly enhances your property’s value.
Collective Voice — A strong community association gives us influence in trying to shape Cavendish Resort Municipality activities that effect our area. A great recent example is SEAL’s hard work, alongside Cavendish Resort Municipality leadership, in securing better internet service for our community. Securing close to $30,000 in donations from our residents and commercial neighbours was a bold initiative and played a key part in making the project a success. In today’s age high speed internet and cable TV service are a necessity. We are fortunate to be one of a minority of vacation properties in improving the country to have this level of service. Again another big plus not only in the quality of life within our community but as an attractive selling or leasing point should owners be wanting to so persue.
Community Development — An Association can assist in developing a stronger sense of community to help in getting to know your neighbors. The recently added SEAL web site, the Property Owners Directory and family cookout before the annual meeting are just some of the ways SEAL works to enhance a senses of community within Seawood Estates. Improved road signage and park benches also brighten our community and enhance safety. Over the last few years volunteers, under the direction of your association, have undertaken a number of projects to enhance the beauty and safety of our community including amongst others- painting the mail hut, wagon wheels to indicate where the pathways are, installing park benches, etc.
Short & Long-Term Goals — An association provides a way to funnel your ideas regarding how your community should evolve in the short and long-term. For example, water and road systems and the use/sale of open/park areas will evolve with or without your input — better with than without.
Protect & Enhance Your Investment — Prior to the purchase of Seawood Estates in 2002 by Torus Country Lands Inc., property values were declining, going against the escalating values on the Island. Since then values have rebounded for many reasons, but definitely because of the investment by the new owners. We now have lots listed as high as $140,000+ and homes listed as high as $500,000+. We need to recognize that at some point the current owners will want to divest their holdings in Seawood Estates. If we are not collectively preparing for that eventuality, we very well could be back to the era of declining property values and all of the quality of life issues that will follow.
