Zoning, Sewage & Water- Because of efforts by your Association, Seawood Estates is zoned R1. This offers residential protection and greatly increases your property value. Again, because of efforts of SEAL, Seawood Estates is part of the Cavendish Sewer Utility. Throughout history and especially since 2008, SEAL has lobbied IRAC to justify planned increases in our sewage and water fees. While our efforts to lower fees have not always been successful, we are pleased with the capital employed by various levels of government to improve our sewage and water systems and are happy with the reliable and quality of services we now have. Less than a decade ago many homes in here had septic tanks and the “honey wagon” made daily visits to our community. The quality and reliability of these utilities adds to the value of our owners properties.
Collective Voice — A strong community association gives us influence in trying to shape Cavendish Resort Municipality activities that effect our area. A great recent example is SEAL’s hard work, alongside Municipal leadership, in securing better internet service for our community. Securing some $30K in donations from our owners was a bold initiative and played a key part in making the project a success. Today high-speed internet is arguably a necessity and we are fortunate to be one of a minority of vacation properties in the country to have this level of service. Again, another big plus not only in the quality of life within our community but as an attractive selling or leasing point.
Roads- Early in 2021 SEAL took on the responsibility of collecting road maintenance fees and spending the funds raised on improving/maintaining roads, snow plowing, lawn maintenance of the common areas. These tasks are being managed by a committee Seawood Roads Operating Committee (SROC). During 2021 & 2022 SEAL spent over $110K on capital improvement to roads and provided owners with clear accounting on their road maintenance fees.
Community Development — An Association can assist in developing a stronger sense of community to help in getting to know your neighbors. The SEAL web site, SEAL FaceBook group, the Property Owners Directory and the annual meeting are just some of the ways SEAL works to enhance a sense of community within Seawood Estates. Improved road signage, wagon wheel markings of the trails and park benches are some of the other things our association has done over the last few years to brighten our community and enhance safety. SEAL also installed the beach steps on Bayview which were lost during Foina and will be looking to replace these in the near future.
Short & Long-Term Goals — Our association provides a means for members to air their ideas regarding how your community should evolve and in the short and long-term. Collectively our voice with 75 members commands attention when dealing with vendors & government.
Protect & Enhance Your Investment — Prior to the purchase of Seawood Estates in 2002 by Torus Country Lands Inc., property values were declining, going against the escalating values on the Island. Since then, values in Seawood Estates have rebounded for many reasons. We now have witnessed homes selling for $800K. SEAL’s working with the owners and various levels of government has helped with this rebound.
Organization- SEAL was incorporated in 2009 as a not-for-profit limited company. It is managed by a 6-member volunteer executive team. Each position being subject to election to 2 year terms.
